May 11, 2020 week Irmo/Chapin Residential Area
The housing market has remained very much a seller's market even through the COVID19 shut down. The Real Estate Industry has remained an essential service in South Carolina and as the state is opening up restaurants, bars, salons, parks, beaches, there is an influx of out of state buyers and renters. Vacation Rentals are open up for business here in the Midlands along with hotels and motels.
Within the past 7-10 days the following has been recorded:
18 New listings
22 Under Contract (Pending Sales)
4 Closings
Median account for days on the market is 7 which is lower than the average.
Median SOLD price is $181,500 for the area.
Total amount in sales of $731,890
Although some of these numbers are much lower than last week, keep in mind that this does not reflect anything
negative in the forecast. From my experience, I find closings seem to occur later in any given month. Which is why I try hard to schedule closings in the middle of a month so that my clients receive better attention.
